2021 Decentraland Annual Real Estate Report

The Decentraland real estate market is booming, and we’re here to tell you all about it. We’ll be doing a full report on the annual value of each parcel in 2021 at this time.

The “how many users does decentraland have 2021” is a question that was asked in the Decentraland Annual Real Estate Report. The report is an annual report that provides information about the properties and transactions on the decentralized platform.

Since its debut in 2017, Decentraland has seen exceptional development. The analysis below, given by Skyvest Capital, examines key categories and the performance of the Decentraland real estate market in 2021.

Overall Effectiveness

Since its ICO in late 2017, the currency has risen by almost 12,000 percent. When Facebook announced its renaming to Meta, the token acquired a lot of interest overnight. The rebranding established the metaverse business as a sector poised for tremendous expansion. The coin hit an all-time high of $5.85 cents and is now trading between $2 and $3 cents.

Sales of Land

Decentaland saw an unpreceded boom in Sales of Land volume in 2021. This is largely due to MANA’s appreciation over the last 3 years. The price of virtual real estate appreciates with the value of the cryptocurrency. Virtual land prices do not adjust based on the USD value. Virtual land prices are listed in MANA prices. As MANA goes up, the listings do not adjust to the previous USD value.

As a consequence, when the crypto currency gains, land values rise dramatically. Specific land values may need either a reduction or a premium. Location, size, foot traffic, and road access are all variables that influence pricing. Because of Meta’s announcement, virtual real estate volume soared in the fourth quarter, as seen in the graph below. From 2020 to 2021, the number of virtual real estate transactions surged by about 1,900 percent.

Land Transactions in Total

The graph below demonstrates the number of Land Transactions in Total between 2018 and 2021. The total number of transactions includes parcels and estates. An estate is two or more joined parcels. The number of transactions has increased significantly over the four-year time period. Transactions increased 65% between 2018 and 2019.

Transactions dropped by 15% the next year. Decentraland’s breakthrough year was 2021. The total number of transactions on the platform climbed by 90% to 3,939 transactions. Between 2018 and 2021, the platform experienced a 168 percent growth in transactions.

Estate vs. Parcel Transactions

According to the bar graph below, the number of parcel trades much outnumbers the number of estate transfers. There are much fewer estates available for purchase than there are parcels. Due to their lack of inventory and infrequent trade, large estates command a 30% premium.

The number of package sales stayed between 1,000 and 2,000 between 2018 and 2020. Parcel transactions grew by 179 percent in 2021. Estate sales followed a similar pattern in 2021. Between 2018 and 2021, the number of real estate transactions climbed by 116%, from 274 to 592.

The average price per square foot climbed by 1,112 percent in 2021. Estates grow in value faster than plots. In today’s market, large estates command a premium price that is often north of $20,000 per piece.

Active Buyers & Active Sellers

The supply and demand of virtual real estate are determined by variables like as active buyers, active sellers, and total wallets. A wallet that is linked to the land marketplace and is actively purchasing or selling a plot or estate is referred to as an active buyer or seller. According to the graph below, in any given year, there are substantially more buyers than sellers in the market.

Active purchasers climbed by 455 percent from 435 to 2,416 between 2018 and 2021. From 313 to 925, active vendors climbed by 196 percent. The entire number of wallets that own Decentraland land is known as the total wallets.

The total wallets show how users are growing and diversifying their assets. More wallets suggest a bigger virtual real estate investment base. The total wallets trend is rapidly expanding on the graph below, with a distinct inflection point after the Meta announcement.
